Developers and townships have increasingly embraced dense mixed-use development, and adding a multi-family component to new and existing retail centers has become the norm. Bozzuto Group is proposing to raze the vacant anchor retail space at Ember at Berwyn, to make way for a new 250-unit apartment complex with over 10,000 Sf of amenity space. The development aims to help some of the 91,771 SF of struggling retail directly to the east. The striking four-story building graces a substantial grade change across the site, which is used to provide two enclosed courtyards for residents.

Targeting millennials and active empty-nester; the apartments range on from 1,125 to 1,150 GSF, and the unit mix will include one to three bedrooms that are complemented by a resort-style pool, bocci courts, fire pits, game room, business center, a bike repair, and storage shop and more. The building is parked at approximately 1.6 spaces per unit, totaling 400 structured spaces. The project is designed to achieve NGBS Bronze and Energy Star. While it’s not transit-oriented, Ember at Berwyn will densify a community and offer residents the ability to walk to local retailers and pedal to Wegmans along the local trails.
