When the Bank of America Center in Baltimore changed hands, Carlyle Development saw an opportunity to reinvest and reposition the building in the downtown office marketplace and physically re-engage Pratt Street. The 18-story building sits only one block from the Inner Harbor at the prime corner of Charles and Pratt streets.
The first move was to brighten up the lobby space, moving away from the dark mahogany interiors of the original build-out, and using whites and grey travertine to make the space more welcoming. Upgrades included new lighting, doors, floors, and more. The existing restaurant spaces and food court dining area were also renovated to achieve a more public layout. Common cores and Elevators were also addressed to ensure the renovation was felt throughout the rest of the building.
Phase two of the full renovation would include a 25,000 square-foot street-level addition to the property. The two-story build-out would remove the sterile 1980's plaza in favor of a re-engaged Pratt Street, wrapping the building with glassed storefront retail space along Pratt Street on the first floor. The second-floor would be home to a co-working operator. Carlyle is committed to turning 100 South Charles into a Class-A office space with the five-million-dollar interior renovation and plans for a fifteen-million-dollar exterior renovation.
