Yard 56 is ideally located across from Johns Hopkins Bayview Medical Center and along a major east-west artery that runs through the city’s strongest emerging neighborhoods to the renowned Inner Harbor. The project is well-positioned to offer an array of amenities for hospital guests, staff, and residents of East Baltimore.
The Yard 56 development emerged as a compelling response to an evident community demand.

Yard 56 revitalizes a once-blighted industrial site that had sat dormant for nearly 15 years with a grocery store, accessible healthcare, and community-centered amenities.

Yard 56 creates a strong sense of place by celebrating the local culture and history of Baltimore. The development integrates community gathering spaces like parks, courtyards, plazas, and outdoor event areas, all while emphasizing walkability and green spaces for social connection and well-being.

Located in an Opportunity Zone, Yard 56 exemplifies investment with purpose. MCB secured New Market Tax Credits under a federal program that rewards developments benefitting low-income communities. The project also received property tax credits as part of an Enterprise Zone initiative. These efforts fuel the economic growth of the area, while ensuring that Yard 56 becomes a cornerstone of inclusive, sustainable community development.
